It might seem like the easy route, but selling as-is can raise red flags that lead to fewer offers, longer days on market, and lost profit.

Is your client thinking about skipping repairs before listing their home? While selling as-is might seem like the easier route, it may not work in their favor.

Some sellers opt to skip repairs because they don’t have the time, money, or energy. But the downside is selling as-is might be quietly turning buyers away before they even step inside your house. Plus, if buyers find something during an inspection, they may ask for repairs or try to lower the price, which eats into profit.

Most homes have something that needs fixing, and that’s perfectly normal. What matters is how you present the home. When you guide clients to skip selling as-is and start focusing on a fair plan, you’ll get more interest and better offers.

“If buyers find something during an inspection, they may ask for repairs or try to lower the price. ”

Remember, your goal is to get people in the door. Once they see the home and fall in love with it, your client will have more options to work out the details.

To keep buyers interested and protect the deal, I recommend letting buyers do their inspection. If something big comes up, you can talk about it then. You might be able to handle it by using money from the sale or asking the buyer to take care of it after closing. The key is staying flexible and working with someone who can guide you through the choices.
